Building plot - house size?

Hi everyone. We've just bought a plot and I'm wondering here in the UK, and your own personal opinion, how far up to the boundary line would you build a house.



The house we've designed has 10 feet left over so 5 feet each side of the house or however you want to share the 10 foot out between the two sides. Depth wise we have no issue as we have a decent garden.



What does everyone think on a personal note?

Modern houses seem to be packed very tight, and often build right to the edge of the plot. I like a bit of space though; what's the point of a detached house if it's so close to next door that you can't squeeze down the side? 5 feet on each side is pretty generous by modern standards.



Definitely if you have a window in the side then it's not nice to look straight out at a brick wall, and the more space there the better.



Just a thought, but if you build to one side of the plot (eg, so you have 7-8ft on one side and 2-3ft on the other instead of 5 and 5) then there is enough space for a car/caravan/boat/extension if ever needed. You may not want this, but the person you eventually sell to might.
Reply:there are several issues you need to bear in mind

1) planning regs / building control. although there is no 'right to light' or whatever you are not allowed to fit a window within a certain distance of another window on an adjacent property. I think its something like 20 or 25 m, nor can you build within certian specified distances of other structures

2) you need to make sure there is adequate access to the back garden should you want to do any building work, move lawn mower, plant %26amp; equipment etc to the garden, or if you choose to have the bins at the bacj of the property

3) you are limited in the front dimension by the so called building line (ie you cannot build in front of the that line

4) you can build right up to your boundary if you prefer.... indeed it may make more sense to have the 10' gap to one side.. it may allow you to have a garage built behind the house. However if you go down that route then there is nothing to stop someone building a brick wall/fence which will effectively block out any windows build that close to the boundary.

5) having decent garden is in plannign terms irrelevant.. you need tomake sure that yiour desin is in compliance with both Planning AND building regs
Reply:I would keep away from the boundary enough to get a ladder from your plot to your roof. 5 feet is too close for me.



5 feet is an odd size though. too smal for car too big for gate.



If you only have 10 feet to play with i would go with 3 feet down one side and 7 down the other. That way the 3 feet can easily be made secure with a gate and the 7 feet is enough to have a path + border plants if you want.
Reply:You'll need to ask builder/maintenance dudes if it's okay for you have 0 feet on one side and 10 on the other.
